What Is Included in a Michigan Mortgage Payment?
Understand principal, interest, property taxes, insurance, mortgage insurance, association dues and costs that may sit outside the payment.

Principal and interest are only the beginning
Principal reduces the loan balance. Interest is the cost of borrowing. Online calculators often highlight these two figures, but a usable home budget needs the total housing cost.
Taxes and homeowners insurance
Many loans collect estimated property taxes and insurance through escrow. Amounts can change over time. In Michigan, taxable value generally uncaps in the calendar year after a transfer, so a buyer should ask the local assessor how the property's taxable value may change.
Mortgage insurance and association dues
Depending on the loan and down payment, mortgage insurance or a funding fee may apply. Condominium or homeowners-association dues are normally separate even when the lender includes them in qualification.
Costs outside the lender's payment
Utilities, maintenance, repairs and special assessments remain real household costs. Build room for them before choosing a target price.

- How much cash is needed before and at closing?
- What assumptions could change for this borrower or property?
- How much savings remains after closing?
Create a true monthly ownership budget
Start with principal and interest, then add property taxes, homeowners insurance, mortgage insurance and association dues. Add a separate reserve for repairs, utilities and expenses the lender does not collect. Recheck taxes using a post-transfer estimate rather than the seller’s current bill. The resulting number is a better guide for home price than principal and interest alone.

Why can an escrow payment change?
Taxes and insurance can change, and the servicer periodically analyzes whether the escrow collection is sufficient.
Are association dues included in the mortgage payment?
They may be considered for qualification but are often paid separately to the association.
What costs are usually outside escrow?
Utilities, maintenance, repairs, furnishings and some assessments commonly remain outside the lender-collected payment.
